Forum Equity Partners is focused on the following real estate investments and development areas.
Public Private Partnerships (PPPs)
Forum is interested in opportunities where the firm agrees to build, finance and maintain a building for a public sector partner or client based on the public sector's specific needs and requirements. Often in this partnership relationship the public sector partner will choose to contribute to the PPP "in kind" (notably, the transfer of land) and by providing revenue subsidies, including tax incentives, and by entering a long term contract for use of the building.
Master Developer
Forum is interested in opportunities to act as Master Developer on behalf of a public sector partner or client that owns land and is seeking a “catalyst” to stimulate and attract private sector development in a synergistic way, based on the public sector's goals and objectives. Typically, the public sector is seeking to realize and accelerate a mixed use development that may, or may not, include specific public use buildings.
Sale-Leaseback acquisitions of buildings
Forum is interested in opportunities to acquire and leaseback a building to a public sector or corporate client with high credit quality. Under a sale-leaseback structure, Forum would purchase the property at fair market value and would then lease it back under a lease that fixes the rent for the full term of the lease and leaves the tenant in complete operational control of the property. In so doing, a sale-leaseback may free-up significant capital and resources for the public sector or corporate client that can be then used by the client to achieve its key public policy objectives or core business objectives. In so doing, Forum can offer the tenant numerous enhancements to the lease in order to maximize the tenant's flexibility and control of the asset.
Design-Build
Forum is interested in opportunities to acquire and develop a building for a corporate client, and leaseback the building to the corporation for a scenario where the corporation has acquired or optioned land but wishes to apply its capital to its core business. Forum will provide efficient project management in order to deliver the project on time and tailored to the corporate lessee's specific needs and expectations. Transactions can be structured on a turnkey or formula basis to specifically meet the corporation's objectives.
